I'll walk you through it in plain language: your borrowing capacity, the deposit you'll need, how lenders mortgage insurance works, and whether a fixed or variable rate suits you better. We'll sort your documents, work out your repayments, and factor in the extras like stamp duty, so nothing catches you off guard.
Already own a home and need more room? Then it's your equity we look at first. I'll show you where you sit, including your loan to value ratio, and map out your options, whether that means bridging the gap between selling and buying, or refinancing to unlock what you've already built. Getting pre-approved means you can go house hunting knowing exactly what you can spend.
And if you work for yourself, this is where I really come into my own. Your income doesn't arrive as a tidy payslip, and a lot of lenders struggle with that. I don't. With a background in commercial lending and financial planning, I read what you genuinely earn, add-backs and all, then find the lender whose policy actually fits how you run your business. So instead of hoping your bank says yes, you get a straight answer and the right lender the first time.
